There is no better time to get into the Costa Rican market. There are very few large ocean front plots that are ideal for building, this pristine 112.9-acre parcel is one of them and it is ready to be developed now. Costa Rica boasts a stable, democratic government, well-developed infrastructure and is a common destination for eco-tourist as well as vacationers and retirees looking for a relaxing way of life. The managing partners are looking for an investor, partner for the project our outright buyer. There are plans in place that can be utilized or another option can be developed using existing land studies and zoning.

Located less than an hour from San Jose, the site is situated in front of Playa Agujas and next to the resort at Punta Leona. The site includes 14,574 sq ft of ocean front at Playa Blanca, the winner of the “Blue Flag” award for its pristine nature and overall quality. This versatile piece of property can be used in a number of different configurations, plans and studies have been drawn up for three different options. Land use studies, technical reports and partial permits are in place for a marina and resort, commercial area, eco retirement community including jungle bungalows, and a beach club. Water and utilities are run to the site and the majority of permits for development are already in place so a project can come together quickly.

Access to the location is a major selling point for this property. Juan Santamaria International Airport is less than an hour away and, due to its location, there’s no need to travel through the congested city of San Jose while driving to the site. The Playa Agujas lot is ideal for a Marina with an ocean view and/or retirement community development surrounded by beautiful rainforest and ocean. Access is gained through the gated Punta Leona development or tree-lined Playa Agujas Road. Punta Leona is home to Playa Blanca - Costa Rica's best beach.

Due to the location, residents of the complex will have also the option of buying memberships in the Club Punta Leona, where amenities include three pools, restaurants, mini market, tennis, basket and volleyball courts.

Luxury Eco Village

The eco-lodge and village have been planned to include a small general store, cultural center and chapel that are all configured around a small pedestrian plaza.

Site sensitive planning principles in conjunction with the suitability analysis served as a basis for preparing a master plan that reinforces the Carara Bay vision and overall development concept. Planning and development areas have been strategically located to maximize views to the proposed lagoon system and the ocean located to the west. Steep slopes and large contiguous areas with mature stands of existing vegetation have been preserved providing a natural and comprehensive open space system that includes approximately 180 acres.

A series of ridges and natural landforms are located within the Limoncito property located at the southwest portion of the property. These areas (Lots 1-7 and 15) have been configured to serve as individual residential enclaves that will include 59 “Tree house” units. Three different single-family detached “Tree house” units have been designed to include a combination of 2 and 3 bedrooms. These units have been located and configured around open space and amenity areas. A Zipline and platform system has been planned connecting each residential enclave.

The eco-lodge and village have been located on two peninsulas that are defined by Lagos A, A-1, B and B-1. These important elements serve as community focal points or activity centers. Located on the south peninsula is the eco-lodge that is designed to include a restaurant, spa, reception lounge and 15 guest suites with views to Lago A-1. The village is located on the north peninsula and is planned to include a small general store, cultural center and chapel that are all configured around a small pedestrian plaza. Convenient pedestrian access to the eco-lodge is provided by a bridge located on the west edge of Lago B.
